A well-known client in Aiken, SC is looking to add a Commercial Building Inspector to their team to perform inspections and plan review activities associated with a wide variety of commercial and industrial construction projects to ensure compliance with all adopted building codes, regulations, state laws, and county ordinances.

Responsibilities Include:
  • Reviews construction plans and specifications for conformity to applicable construction codes, zoning ordinances and relevant regulations.
  • Identifies discrepancies, violations, and deficiencies within submittal documents and provides detailed feedback to applicants regarding necessary revisions.
  • Communicates effectively with architects, engineers, contractors, and other project stakeholders to clarify and resolve plan issues.
  • Maintains accurate records of plan review activities, issues identified, and actions taken.
  • Attends planning, pre-construction, and during-construction meetings as needed.
  • Perform on-site inspections of construction projects at various stages of construction to verify compliance with approved plans.
  • Identifies and documents construction discrepancies, violations, and deficiencies.
  • Prepares and issues notice of conditions requiring correction to the appropriate project personnel and ensures that violating conditions are corrected.
  • Explains violations and discusses corrective actions and changes required for code compliance.
  • Provides information and technical assistance concerning inspection activities, code requirements, code compliance, code interpretation, and related issues.
  • Provides progress and activity reports to supervisor.

Qualifications Include:
  • Equivalent to a Bachelor’s degree from an accredited college or university with major course work in architecture, engineering, construction management or a related field.
  • Five years of responsible building inspection experience.
  • Be certified as a Commercial Combination Inspector by the International Code Council or have the ability to obtain certification within the provisional time limits specified by state law.
  • Must be eligible to be licensed as a Commercial Inspector or Provisional Commercial Inspector by the South Carolina Department of Labor, Licensing and Regulation.
  • Must possess or obtain specified, varying certifications issued by the International Code Council and the State of South Carolina.
