The Maintenance Manager is a hands-on leader responsible for overseeing all maintenance operations for a combined RV park and retail center. This role requires a working manager who actively performs maintenance tasks while supervising a small team of two employees. The Maintenance Manager ensures the upkeep, safety, and appearance of all facilities, grounds, and equipment, including lawn care and tractor-related machinery. Additionally, this role manages maintenance budgets, supplies, and personnel to ensure efficient and cost-effective operations.
- Perform and oversee day-to-day maintenance and repairs across buildings, facilities, and grounds
- Maintain RV park infrastructure including utilities, hookups, roadways, and common areas
- Oversee maintenance of retail center spaces, including interior and exterior repairs
- Operate, maintain, and repair lawn care and tractor-type equipment
- Lead, supervise, and schedule two facility/grounds employees; provide training and direction
- Develop and manage preventive maintenance programs to minimize downtime and repairs
- Troubleshoot and resolve plumbing, electrical, HVAC, and general repair issues
- Manage inventory of tools, equipment, and supplies; order as needed
- Create and manage maintenance budgets, controlling costs while maintaining quality standards
- Ensure compliance with safety standards, regulations, and company policies
- Coordinate with vendors and contractors for specialized repairs or services
- Maintain cleanliness, curb appeal, and overall functionality of the property
- Respond promptly to maintenance requests and emergencies
- 5+ years of hands-on maintenance experience in environments such as apartment communities, assisted living facilities, RV parks, or recreational properties
- Prior supervisory or team leadership experience preferred
- Strong working knowledge of general maintenance including plumbing, electrical, HVAC, and mechanical systems
- Experience operating and maintaining landscaping and tractor equipment
- Ability to manage budgets, track expenses, and prioritize projects effectively
- Strong problem-solving skills and ability to work independently
- Excellent organizational and time management skills
- Ability to lift 50+ pounds and work outdoors in varying weather conditions
- Valid driver’s license required
- Experience in property management, facilities maintenance, parks and recreation, or similar environments
- Certifications in HVAC, electrical, or maintenance-related fields are a plus
- Combination of indoor and outdoor work
- Physically active, hands-on role
- May require after-hours or weekend work for emergencies
