Our client is seeking a Property Manager to oversee a portfolio of industrial properties in the Columbia market. This role is responsible for tenant relations, maintenance oversight, vendor management, and financial reporting.
 
Direct Hire | Full-Time | Onsite in Downtown Columbia
 
Responsibilities:
  • Serve as primary point of contact for tenants; respond to routine and emergency issues, including after-hours needs
  • Conduct regular property inspections and coordinate corrective maintenance
  • Manage vendor bidding, contract negotiation, performance oversight, and invoice approval
  • Oversee property maintenance, repairs, and limited renovation projects
  • Prepare operating and capital budgets; monitor financial performance and report to ownership
  • Recommend and obtain approval for non-budgeted repairs or capital improvements
  • Maintain timely communication with tenants, owners, and vendors
  • Prepare periodic narrative and financial reports
  • Hire, train, and manage on-site staff, including performance reviews
  • Coordinate with leasing agents to support marketing and occupancy efforts
 
Qualifications:
  • SC Real Estate Sales or Property Manager’s License
  • Valid driver’s license
  • High school diploma required; bachelor’s degree preferred
  • 3+ years of experience in property, facilities, or construction project management
  • Working knowledge of accounting, construction, and maintenance practices
  • Ability to interpret blueprints and legal documents
  • Strong organizational, multitasking, and time-management skills
  • Excellent communication and vendor negotiation abilities
  • CPM or RPA designation preferred
 
Benefits & Compensation:
  • $75,000 – $85,000, based on experience
