This is a highly visible leadership position for a candidate who can balance strategic marketing leadership with hands-on sales management and operational execution.
Responsibilities:
- Sales Leadership & Performance:
- Lead, coach, and develop the sales team to achieve key performance metrics including sales pace, tour-to-contract ratios, closings, and customer satisfaction
- Conduct weekly sales meetings, performance reviews, and ongoing coaching to improve conversion and consistency
- Manage the full sales lifecycle including lead follow-up, tours, contract execution, and closing timelines
- Ensure proper CRM utilization for tracking leads, documenting customer interactions, and managing pipeline visibility
- Recruit, hire, train, and onboard new sales professionals, fostering a culture of accountability and continuous improvement
- Oversee relationship management with lenders, closing attorneys, and realtor partners to ensure efficient closings
- Marketing Strategy & Optimization:
- Develop and execute integrated marketing strategies that drive qualified traffic, lead generation, and measurable sales outcomes
- Oversee digital marketing strategies and campaigns (paid media, social, web) and evaluate ROI to optimize performance and cost efficiency
- Ensure brand consistency across all channels including website, listings, signage, model homes, and customer touchpoints
- Partner with internal stakeholders and external vendors to execute campaigns, community launches, and marketing initiatives
- Leverage market data, buyer behavior, and competitive insights to inform positioning, pricing, and product strategy
- Operations, Systems & Customer Experience:
- Own and optimize CRM and marketing technology platforms, ensuring accurate reporting and campaign attribution
- Track and report on sales and marketing performance, providing insights and recommendations to leadership
- Ensure a seamless and consistent customer experience from initial inquiry through closing
- Guide the customer journey including tours, design meetings, pre-construction processes, and expectation setting
- Maintain excellence in model home presentation, inventory readiness, and community standards
- Drive continuous improvement in sales processes, automation, and operational efficiency
- Collaborate cross-functionally with construction, design, and marketing teams to align timelines and customer expectations
Qualifications:
- 7+ years of experience in sales, marketing, or a blended leadership role within homebuilding or residential real estate
- Bachelor’s degree preferred; proven industry experience may be considered in lieu of a degree
- Proven success managing and coaching sales teams, improving conversion rates, and driving revenue growth
- Strong foundation in marketing strategy, including digital campaigns, lead generation, and performance analytics
- Hands-on experience with CRM systems (e.g., HubSpot) and sales/marketing technology platforms
- Strong understanding of the homebuying process and residential construction, or the ability to quickly develop this expertise
- Highly analytical, with the ability to translate data into actionable insights and strategy
- Excellent communication, leadership, and cross-functional collaboration skills
- Ability to balance strategic thinking with hands-on execution
- Willingness to travel across local Upstate South Carolina communities
Compensation & Benefits:
- Base salary: $115,000 – $135,000, plus performance-based bonus aligned to sales and marketing performance metrics; total target compensation of approximately $200,000
